One of my clients who manages about 15 multifamily buildings (2500 units) in Omaha wanted to understand if their rents were set at the right levels, and what changes, if any, should be made.

We pulled their rent roll data out of Appfolio, created a bunch of lookup tables, hooked up Tableau to visualize the data, and dived in. This video describes the analysis we did.

The prep work for more meaningful analysis involved adding more information about the units. The usual attributes, such as bedrooms, baths, square footage were already in Appfolio, we added more such as: quality of amenities, desirability of the floor, existence of a balcony, quality of the views from the apartment, the last time the unit was renovated and more.
